Dubai asking prices against what buyers actually paid
Every live resale listing in ten Dubai areas, checked against the sale prices registered at the Dubai Land Department for the same building over the last three months.

Portal prices are asking prices. They are what a seller hopes for, not what a buyer pays. The Dubai Land Department publishes every registered transaction, so the two numbers can be put side by side. That is all this site does: it takes each live listing, finds the sales registered in the same building, with the same number of bedrooms and a similar size, and reports the gap.
The comparison is made building by building, never by area average. In Dubai Marina a one bedroom of 76 m2 registers anywhere between 14,000 and 35,000 AED per square metre depending on the tower, so an area median is not a comparable. A listing 30% above what its own building registers is not an expensive flat: it is an opening price. A listing at or below the registered level is the one that sells this week.
Nothing here is for sale. This site lists no property, names no agency and takes no commission, which is exactly why it can publish the gap.
