Why a second opinion

new one-bedroom contracts were registered in Dubai Marina alone in the last six months, at a median of AED 90,000. A portal shows you what is for rent this week; the registry shows what people actually signed for.

  • Metro and taxis everywhere
  • Rents roughly 50% above Business Bay for the same bedrooms
  • Tourist crowds and event traffic on weekends

2. City Walk & Dubai Water Canal

1 bedroom: AED 100,000 to AED 145,000 a year (183 new contracts since 1 April 2026)

  • About 10 to 20 minutes to Downtown or DIFC in rush hour (our estimate)
  • One of the few genuinely walkable neighbourhoods in Dubai
  • Low-rise, quiet streets, minutes from Downtown
  • Among the highest rents in the city
  • No metro station within walking distance

Move-in cost, year one: about AED 143,520

3. Dubai Creek Harbour

1 bedroom: AED 82,000 to AED 100,000 a year (831 new contracts since 1 April 2026)

  • About 15 to 25 minutes to Downtown or DIFC in rush hour (our estimate)
  • New waterfront towers, quiet, with a promenade and the Creek views
  • Downtown in about twenty minutes off peak
  • No metro yet; one main access road
  • Construction on most of the island

Who is behind this

People who moved to Dubai with their family in 2026 and got tired of being told "it depends" by everyone with something to sell. We already ran a daily price index for the city from the Land Department's registrations; this advisor puts that data in front of the questions a newcomer actually has. The figures are the registry's. The judgement about each area is ours, written down so you can disagree with it.
