Over twelve months, the biggest falls in sale price per square foot were in Business Bay, -9.4%; Dubai Sports City, -7.1%; Motor City, -6.6%. The biggest rises were in Al Furjan & Jebel Ali, +28.0%; International City, +9.0%; Al Jaddaf, +6.0%.

Every registered sale is compared only with similar homes (same registry area, type, ready or off-plan, size band) and the results are weighted with fixed weights, so a month with more villa sales does not read as a price rise. The figure is what a constant basket of homes costs, not the average of whatever happened to sell.
