How is the price per square foot calculated?

The typical price per square foot of the homes registered in the last twelve months (the median, with the same filters as the index) is carried forward every day by the index, so it moves with prices and not with the mix of what sold. Every registered sale is compared only with similar homes (same registry area, type, ready or off-plan, size band) and the results are weighted with fixed weights, so a month with more villa sales does not read as a price rise. The figure is what a constant basket of homes costs, not the average of whatever happened to sell.
